When you get an inspection, make sure it's a sweet one!

Purpose of the inspection:
To identify visible defects and/or conditions that, in the judgement of the inspector, adversely affect the function and/or integrity of the items, components, and systems inspected.  The inspection is performed on readily accessible areas of the items listed below to determine if, at the time of the inspection, the items are performing their intended function without regard to life expectancy.

Inspection limitations and exclusions:
Our inspections rely on the opinion, judgement, and experience of the inspector and are not intended to be technically exhaustive.  Our inspections do not express or imply a warranty or guarantee of the adequacy, performance, or useful life of any item, component, or system in the inspected property.  Items that are concealed or not readily accessible at the time of the inspection will be excluded from inspection, but will be noted in the report.



A Home Sweet Home Inspection reports will include the following items, components and systems:

Inspection Site

  • Building perimeter, land grade, and water drainage directly adjacent to the foundation
  • Trees and vegetation that adversely affect the structure
  • Walks, grade steps, driveways, patios, and retaining walls contiguous with the structure


Foundations

  • Foundation walls, first-floor systems, other support and sub-structure components, stairs 
    • Indications of flooding, moisture, or water penetration
  • Ventilation (when applicable)
  • Grade slab and/or floor slab


Exterior

  • Visible structural components
  • Wall covering, trim, and protective coating
  • Windows and doors
  • Attached porches, decks, steps, balconies, handrails, guardrails, and carports
  • Visible exterior portions of chimneys


Roof Coverings, Flashings, Gutters, Downspouts and Roof Ventilation

  • Roof covering material
  • Rain gutter and downspout system
  • Visible portions of roof flashings
  • Roof ventilation
  • Roof skylights and other roof accessories


Roof Structure, Attic and Insulation

  • Roof framing, sheathing and decking
  • Presence of attic insulation and approximate thickness


Attached Garages / Carports

  • Exterior and interior walls and ceilings, floors, windows, doors, roof and foundation
  • Electrical system and components
  • Plumbing system and components
  • Heating systems or units


Electrical

  • Entrance of the primary service from masthead to main panel
  • Main and sub-panels including feeders
  • Branch circuits, connected devices, and lighting fixtures


Plumbing

  • Visible water supply lines
  • Visible waste/soil and vent lines
  • Fixtures and faucets
  • Domestic hot water system and fuel source


Central Heating

  • Fuel source
  • Heating equipment and distribution (excluding efficiency of unit)
  • Operating controls
  • Flue pipes, chimneys and venting (excluding interior of chimney flues)
  • Auxiliary heating units


Central Air Conditioning

  • Cooling equipment and distribution (excluding efficiency of unit)
  • Operating controls


Interior

  • Walls, ceilings, floors, windows, and doors
  • Steps, stairways, balconies, and railings
  • Fireplaces (excluding adequacy of draft, smoke test, or inspection of any solid fuel devices)
  • Electrical outlets and fixtures
